The opportunity

The site was acquired at auction with a clear aim, to secure residential planning. The first vision was around 14 apartments within the existing footprint.

The challenge

The scheme called for a change of use from a community and religious asset. That meant handling genuine local feeling about the loss of a landmark, and turning resistance into support.

Our approach

Webbs was instructed for a disposal valuation, then went further. We identified under-used land and volume and led a full redesign, with a new feasibility study and specialist architects, to maximise gross development value.

The outcome

We secured pre-application approval for an optimised scheme of 23 premium one and two-bed apartments, with a bespoke new-build block, and full planning is progressing. A strategic investor secured the site through an option agreement, turning a £330,000 base into a £750,000 sale. A 127% uplift in five months.
